Mohave County property owners have the right to appeal assessed value. You can find property value appeals information from last year on the Mohave County Assessor’s website, but don’t worry, I’ll post detailed information on the appeal process for 2010 when it becomes available. (You might want to subscribe to Bullhead City Blog to receive automatic updates. Just saying.)
For now, be aware that valuations for 2010 will be mailed between January and March of 2009 and will state the appeal deadline on the notice. Last year it was April 29, 2008.
Notice regarding Mohave County property tax appeals
There’s a tricky piece to this property tax appeal puzzle, so I’ll try to put in English instead of the language of statutes. The notice you receive early next year will contain the assessed value for your property, which will be used to determine your property taxes for the year 2010. That assessed value can be appealed before the deadline (last year it was April 29). Whatever the outcome, the first payment for 2010 property taxes will be due in October 2010. In other words, the 2009 property taxes (first half due in October 2009) have already been set and the appeal deadline is past.
This all starts with the fact that we pay property taxes “in arrears.” The first half tax payment isn’t due until October of that year, and then the second half gets paid in March of the following year. If you pay your taxes in two parts like many people do, and you are “current”, then you will be paying the second half of 2008 by March of 2009.
There you have it. Confused? Don’t feel bad. I’ve held an Arizona real estate license for 12+ years and I still have to pause sometimes to think it through.
