Includes all residential property types (Single Family Homes, Manufactured Homes, Condominiums) reported to the Western Arizona REALTOR Data Exchange. No commercial property or vacant land.

Bullhead City Home Sales: Biggest October in Four Years

Last month I reported year-over-year home sales in Bullhead City had dropped for the second straight month after 21 consecutive months of gains.

The home buyer tax credit, which started to create significant demand toward the end of 2009 as the April deadline approached, also moved up the timetable for some buyers that were already going to buy in 2010. The midyear drop in sales wasn’t a huge surprise.

With the 4th quarter picking up last year instead of dropping off like it usually does, and no artificial stimulus in place this around, it was reasonable to expect sales to be down as we approached the 4th quarter of this year.

Surprise!

October sales jumped up 16% month-to-month, and 4% year-over-year, making it the best October since 2006.

I don’t expect we’re looking at another long streak of year-of-year gains just yet – it will be pretty tough to outpace the 256 homes sold in the 1st quarter of this year. But we’re moving inventory and there were 23% fewer homes on the market at the end of October compared to last year.

After jumping up 19% last month, the median price settled back near the century mark at $99,400. This represents a 21% dip year-over-year.
