Bullhead City, Fort Mohave, and Mohave Valley home sales stats for July, 2010.

Includes all residential property types (Single Family Homes, Manufactured Homes, Condominiums) reported to the Western Arizona REALTOR Data Exchange. No commercial property or vacant land.

Bullhead City Home Prices and Units Sold Up in July

The median price of site built homes in Bullhead City rose 18% percent to $114,500 in July, and the overall residential median price (which includes manufactured homes and condos) showed a 5% increase.

Month-to-month fluctuation of the median home price is nothing to hang your hat on, but it’s particularly noteworthy considering that the median price had fallen to nearly an eight year low in June.

There were 94  homes reported sold in Bullhead City in July, up from 83 in June, and up from 81 in July of 2009, which means unit sales have improved year-over-year for 21 months in a row.

However, it appears that streak may be in jeopardy as the pace of pending and closed sales has slowed in the last 30 days. Stay tuned for August numbers.

Fort Mohave Prices Up, Units Down

Although median price moved up again in Fort Mohave, the number of units sold dropped compared to last month as well as year-over-year.

Mohave Valley Sales Off Year-Over-Year

There was not a lot of month-to-month movement in Mohave Valley in either price or units, but the median price moved down thanks to a handful of sales under $20,000. When we’re dealing with 14-15 sales, it doesn’t take much to cause a big swing in either direction.
