Bullhead City Real Estate Report – August, 2008

Bullhead City, Fort Mohave, and Mohave Valley home sales for the month of August, 2008.

I apologize for the delay in getting this report out. We took a mini family vacation at the beginning of the month, and I’ve been running full speed since we got back.

Please note this report includes all residential property types (Single Family, Manufactured Homes, Condominiums) and does not include commercial property or vacant land. Enjoy!

Bullhead City Home Sales

There were 62 residential homes sold in Bullhead City in August, five shy of last month’s high for 2008. While the average sale price changed by less than one percent, the median sale price dropped about 10% compared to last month, indicating that individual home sale prices were lower this month than last month.

Dollar Volume – $10,270,775
Average Price – $165,658
Median Price – $138,500

Year-to-Date
Units Sold – 416
Dollar Volume – $75,633,118

Fort Mohave Home Sales

After a small dip in monthly sales In July, Fort Mohave sales shot up by almost 50% in August. Inventory (homes currently for sale) has been dropping pretty steadily all year in Fort Mohave, down from over 400 in January to 333 at the end of August. That’s a good thing. Also promising, monthly sales have been higher almost every month in 2008 than the same month in 2007. Keep an eye on Fort Mohave.

Dollar Volume – $33,637,971

Mohave Valley Home Sales

Mohave Valley real estate is still not moving too quickly. There were seven homes sold in August. Compare this to eleven homes the previous month and twelve homes in August of 2007.

Dollar Volume – $1,501,050
Average Price – $214,436
Median Price – $189,900

Units Sold – 73
Dollar Volume – $16,268,800

Nice market report, I like the format. Are most of the homes in your area bought by year around residents?

Hi Kathy,

We have a pretty healthy mix. The snowbirds will start rolling in next month, fleeing colder temperatures. We have quite a few people who keep vacation homes in the summer so they can play on the river, too.

I see you’re in Colorado Springs. We just spent a few days there and had a great time. It’s beautiful. Can’t wait to visit again. I imagine the temperature will start dropping there pretty soon. You have many part-timers there?

Very informative info regarding Bullhead Cities housing statistics. I drove through the area ,(Tractor-trailer) back in 1984, and was determined to return someday and make it my home. I’d been seriously researching moving my family and moving business, “A.M. Moves” from Akron, OH. to Bullhead City, AZ. for four years, and made that move in FEB 2008. Yes, the economy has been struggling here, but I’m seeing alot of people moving away, and what they’ll find is the same thing. It was bad in Ohio when I left. My moving business has not taken off like I’d hoped. BUT….we’re doing alright, starting to get our foot in the door, building our customer base one move at a time. Had to drop my rates, offer some discounts, (Hard to do with insurance and fuel going up), But I’m determined to make a go of it. Dave Lamm Owner/Operator A.M. Moves Bullhead City,AZ. Hi,

Welcome to Arizona. I took a look at your website and see that you offer free estimates and even do small, local moves. That’s great. I’ll keep you in mind.

Most of the country is in the same spot right now with the economy. Hopefully now the the alleged “bailout” has passed – for good or bad, some of the panic will subside. That’s just not good for anyone, psychologically, to be bombarded with negativity 24/7.

Good for you for having determination (but also a fallback). I hope things pick up for you soon.

I appreciate your hospitalty. My website is currently outdated. I have been working on updating it. Please keep me in mind, We actual enjoy what we do. The Ohio branch has been established, I can honestly say we at A.M Moves like to impress our customers and by doing so Ohio is doing 90% of thier business through word of mouth.
