Nearly half of Bullhead City homes sold were foreclosures

With 22 foreclosures out of 47 homes sold in Bullhead City overall, November had the highest percentage of foreclosures sold of any month this year (47%). It’s probably not a coincidence that more foreclosures came on the market in October than any other month, opening November with more of them on the market than any other time.

Looking for a silver lining? First, buyers jumping into the market are getting some unbelievable deals. This may not sit well with homeowners that want to sell today, and understandably so. However, these things need to work through the market, and they are doing just that. There’s no one stat to tell you when the pendulum of supply and demand will shift in Bullhead City, but if you had to pick one, the number of active foreclosures might be a good pick. From that perspective, we all need to see them sell.

We continue to see the most foreclosure sales activity in this segment of the market, Bullhead City single family homes. With a price per square foot of $80.85, it’s no wonder. Remember, we are smack in the middle of slowest period every year, so keep an eye on this square foot number in the first quarter.

After a big jump in October, manufactured home sales dipped down to match September’s low of 8 sales. No foreclosures sold.

Not much to report here. There was one lone condo sale in November, and it happened to be a foreclosure that was on the market less than two months. 78 condos were on the market at the end of the month.
